  • Agreed! Negotiation is especially important in an agency role such as letting offices as you have to negotiate with tenants.

  • I agree with this! Mixed use development is becoming more and more popular as it helps to increase the amenity offering in an area, for example if you have a convenience retail shop next to a new development of flats this should make the flats more easy to sell.

  • I agree that green infrastructure will become more important as the environment is being seen as increasingly important by many of the 'stakeholders' in the property development process.

  • I hope this is the case as this will reduce the time lag in the industry and mean that properties can be built more rapidly in response to demand.

  • Thanks for your comment! I am yet to learn much about the market in Turkey and this has really given me an insight! When supply exceeds demand prices naturally drop and this really is what makes cycles within the property market. In the most simplest terms, demand increases therefore supply tries to match it, but often it takes a long time to build property so...

  • I completely agree with this! If the community are not supportive it can cause many issues!

  • This is an interesting thought - I would agree that it can be quite difficult to bring a new idea to reality as often people do not like change so you need to try to complement the existing area with your new and innovative designs to make it 'acceptable'.

  • I agree with this - great developments often come out of a very complex set of negotiations!

  • Property development really is all about managing these conflicting interests and trying to work through them to 'agree' on a proposal. Often different parties have to compromise in order to allow schemes to progress.

  • I think Brexit is going to pose an interesting question for developers. Currently it is causing a lot of uncertainty in the market which has deterred some investors, however other investors especially from Asia have taken advantage of the weak sterling rate and have increased their investment into the UK market. I personally feel that only time will tell!

  • Land is obviously expensive so yes big developers do have an advantage in this sense as they have the money available to help them to buy up land. It is interesting that you mention this as one of the criticisms of the development industry in the UK is that these big developers become very powerful as they own so much land and this can place small developers...
