  • Good thought. It is important to remember legal considerations and rights of ownership over land / buildings. That is why the legal negotiations / understanding of property are so critical to investments and development.   • Interesting perspective! It has been awhile since I've defined the word as anything but a 'real estate' definition. You're right that it originated as a word for general ownership. Great thought.

  • Correct - that is, if you make a good investment! Remember it is possible to invest in a property that results in a loss. E.g. you paid too much and then are not able to rent it out. In such a case you would have been better off with a savings account. That is where all the various decisions come into play in terms of what makes a good investment :)

  • What if you live in the property, but can sell it in 5 years at a profit? I would challenge you to think of that as a creation of wealth as well - not to mention the fact that over the 5 years you may be (net) saving money on rent that you would have otherwise paid (assuming your mortgage payments are lower than the rent you were paying).

  • All very great insights, James. It is clear to me that the property industry will have a major role to play in the upcoming societal shifts required to address climate change - including circular economy, energy usage, and natural habitat preservation.

  • It's definitely a tradeoff to consider. Typically as a developer / investor you would want to maximize 'lettable area' (i.e. that which has value and for which you can charge a rent) versus 'non-lettable area'. That said, amenity provision (typically non-lettable) in a building is what enables developers to create a sense of place (think free shared work space...

  • Agreed that it definitely means both, Sibongile. And the best investors / developers are the ones that can create a vibrant community and sense of place where people want to live and spend time, as you say
